Thinking of Buying on Hayling Island? What to Check Before You Make an Offer
Hayling Island offers beaches, the Hayling Billy trail and a strong sense of community, with Havant and Portsmouth across Langstone Bridge. But a seafront flat, an older bungalow and a new-build house can raise very different questions. Before making an offer, check the individual property and work out the full cost of buying and living there. Our family-run mortgage team is based in Cowplain, just over the bridge. Here is where we would start.

Before you offer
· Confirm whether the home is freehold or leasehold. For a leasehold home, ask about the lease, charges and planned major works.
· Check construction, the Energy Performance Certificate (EPC), flood risk and likely buildings insurance.
· Budget beyond the deposit for legal work, searches, a survey, removals and Stamp Duty Land Tax (SDLT) where due.
· Try the bridge and local transport at the times you would normally travel.
· Understand what an Agreement in Principle (AIP) does and what the lender still needs to check.
Why buyers consider Hayling Island
PO11 has more variety than one coastal view suggests. Mengham has shops and family homes; West Town has a mix of houses, bungalows and local facilities. Eastoke is nearer the seafront, while Sandy Point and Northney feel different again. Visit more than one area and compare recent sold prices for similar homes, not just island-wide averages or asking prices.
If schools matter, look at Mengham and Mill Rythe for primary options and The Hayling College for secondary education. Check current admissions and the journey from the address you are considering. Living nearby does not guarantee a place.
Work out the full cost before viewing
Your deposit is the share of the price you pay yourself; the amount you borrow compared with the property's value is its loan-to-value. Deposit requirements depend on the lender, property and your circumstances.

Set aside money for conveyancing, searches, a survey, removals, insurance and any SDLT. Then consider council tax, utilities, travel and service charges in your monthly budget. What a lender might offer is not necessarily what feels comfortable to repay.
For eligible first-time buyers in England, HMRC's
first-time buyer relief guidance says no SDLT is due on the first £300,000 and 5% applies to the portion from £300,001 to £500,000. Above a total price of £500,000, this relief does not apply. Joint buyers must each qualify and intend to use the home as their main residence. These rules were checked on 2 October 2026; confirm your position and the current figures with your conveyancer, especially if the price is near £500,000.
Check flood risk and insurance for the address
Hayling is low-lying and coastal. Havant Borough Council's 2024 Strategic Flood Risk Assessment maps Flood Zones 2 and 3a in parts of the island, but risk varies by property. A mapped zone does not mean every home floods or is uninsurable.

Use the GOV.UK long-term flood-risk checker for the area around the address. It covers several sources of flooding but cannot predict the likelihood for one building. Ask your conveyancer about searches and the seller's answers, and seek a buildings insurance quote for that property. For a flat, check how the building is insured. Lenders generally expect adequate cover.
Flood Re can help participating insurers cover some eligible higher-risk homes. Homes built from 1 January 2009 generally fall outside the scheme, and a flat's building policy needs checking separately. The scheme is scheduled to end in 2039. Test the journey you would make
Langstone Bridge is the island's only permanent road link. The A3023 connects towards the A27, A3(M) and M27, but a quiet viewing trip may not reflect a school run or summer weekend. Try your usual route and consider access on moving day.
There is no island railway station; the Hayling Billy branch closed in 1963. Havant station is roughly five miles from central Hayling, depending on where you start. Stagecoach's 30 and 31 buses link the island with Havant, generally around every half-hour by day. Check today's timetable for your stop. If regular appointments matter, test the journey to Queen Alexandra Hospital in Portsmouth or St Richard's in Chichester too.
Compare the wider Havant area
If the island appeals but the bridge does not suit your routine, compare Langstone, Havant, Bedhampton, Denvilles and Warblington. Southsea may also be worth comparing. Look at the type and tenure of home, running costs and real travel time, not just the asking price. Our

Get your mortgage position clear
An AIP, also called a Decision in Principle, indicates what a lender may be willing to lend from the information supplied. It can help with a property search, but it is not a mortgage offer. A full application, documents, credit assessment and property checks still follow, and an AIP may expire.
Have photo ID, income evidence, recent bank statements and proof of deposit ready. Ask what else is needed if you are self-employed or receiving a gifted deposit. After an offer is accepted, the mortgage application, survey and conveyancing progress, but a chain, title issue, leasehold papers or insurance enquiry can change the timetable. Ask your conveyancer what remains outstanding before agreeing dates.
